Technical inspections have been introduced by a number of councils and autonomous communities in Spain. It consists of a periodic inspection that buildings must undergo depending on their age.

It is based on the responsibility of the owners of buildings to maintain them in good condition in relation to health and safety, with the aim of avoiding material damages and risk to people, encouraging the maintanence and conservation of property, avoiding depopulation and deterioration consolidated through their degradation.

The inspections encourage the buildings to be kept in the optimum conditions, it demonstrates their safety in relation to health and structural safety, increases their value and helps prolong their life
